You bought a lot and need a pad for the house. Site preparation takes that raw ground to a site you can build on. The work starts with clearing and grubbing, then rough grading. The house pad goes up with fill hauled in on our own trucks, and the driveway entrance gets cut in.
Wooded acreage may need full land clearing first, and a hilly site may need heavier excavation and dirt work. We do both, so one company runs the job from the first cut to the finished pad. It starts with clearing and grubbing. Trees come down, and the stumps and roots come out where the house and the drive will sit. Roots left under a slab can rot and leave soft spots. The brush and stumps are hauled off on our own trucks.
Next comes rough grading and the pad. We haul in fill dirt and build the pad up above the ground around it. The top is shaped so rain runs off and away from the house. Your builder or your house plans set the height, and we build the pad to it.
When the foundation crew arrives, they should find a finished pad and a drive their trucks can use. We can also trench and lay the water and sewer lines for the house. On a septic lot in Mississippi, the state health department's septic permit is also needed for a new water meter.
Every building site needs a way in. We cut in the driveway entrance off the road and grade the drive back to the pad. Gravel for the drive comes in as part of the site prep.
Where the drive crosses the ditch along a county road, the county road department may require a culvert. The county issues the culvert permit, and we build the entrance to it.
On acreage, the house or the shop may sit well back from the road. We cut in the access road and grade it to shed water. Where the ground stays soft, we haul in rock or gravel to firm it up.
A mobile home pad goes in the same way as a house pad. Shop and barn pads follow the same steps, sized to the building. Even a small shed needs level ground in a spot that drains.
For builders and developers, we do the site work before a commercial building goes up. We grade the whole site so water leaves it, then build the pads to the plans. In Hattiesburg, new commercial development starts with a meeting with city planning staff, then a site plan review.
Waynesboro averages about 60 inches of rain a year, and October is the driest month in NOAA's climate normals. Some Wayne County clay swells when wet and shrinks when dry.
